Slab Edge Repair, Rebar Replacement and Post-Tension Anchorage
Coastal balconies fail because chloride attacks embedded reinforcement at the slab edge, where concrete cover is thinnest. As the rebar corrodes it expands, blowing concrete off the underside of the balcony and threatening occupants below. Our slab edge repair process removes all unsound concrete, sandblasts and treats remaining rebar, splices new epoxy-coated or stainless reinforcement, and rebuilds the section with engineered marine-grade mortar. On post-tension buildings we restore failed anchorages and re-stress cables under engineer direction, restoring the original design capacity of the slab.

Balcony Waterproofing, Railings and Finish Restoration
Once structural repairs are complete, we install long-life balcony waterproofing — typically Sika or Tremco fluid-applied urethane traffic coating — that integrates with the slab edge and prevents water from ever reaching the new rebar. Failed aluminum or steel railings are replaced with coastal-grade systems engineered for current Florida wind loads, and final finishes (tile, pavers, broadcast coatings) are restored to match the building standard.
